Also to take residential lettings, with the use of creative and unique innovation to the sales level of presentation and marketing of properties, so rarely seen with Letting of Residential Property Igloo's Principal Partner has been working within the Bristol Residential Letting and Management profession for well over a decade, with both corporate and independent clients and agents in Bristol and is well experienced to offer you excellent knowledge and expertise.

Our Services to YOU
We offer 4 levels of service
Property Marketing only
We will market your property on Rightmove and other major portals (which is now considered more effective than Local newspaper ads) we will upload up to 5 pictures and property details which you provide. Igloolets will forward all leads to yourself via email, enabling you to conduct viewings and negotiate the let yourself. We are able to offer services of referencing tenants and drawing up agreements if required. This is a one off fee until your property is let. If you find a tenant by other means, there is no refund of the initial fee
Viewings only
This service includes a rental appraisal and marketing of the property, carrying out viewing and once found, providing details of a suitable tenant to the Landlord, who will then carry out all associated paperwork (references and Tenancy agreement) with the prospective tenant. This service is ideal for the Landlord who is unavailable during the day due to other work commitment
Let only service includes:
- Inspection and rental-valuation of the property.
- Advice to Owners on any maintenance, health & safety and furnishing issues.
- Marketing of the property including website listing and newspaper advertising.
- Accompanied viewings of the property with prospective Tenants.
- Vetting prospective Tenants by obtaining references and, in normal circumstances, a credit history report.
- Preparation and implementation of a tenancy agreement which protects the Owner's rights.
- Collection of initial rent and deposit.
- Completion of a standing order mandate for the payment of future rent.
If required, to retain the deposit in either a custodial or an insurance-based scheme in accordance with the Tenancy Deposit Protection Regulations introduced by the Housing Act 2004.
At this point the initial rent and a copy of the tenancy agreement are passed to the Owner, who will then look after the property during the tenancy.
Full management a comprehensive service covering:-
- Retention (in a custodial based scheme) of a deposit paid by the Tenants against any repairs or cleaning to be found necessary at the end of the tenancy.
- Transfer of account liabilities for electricity, gas, water and Council Tax.
- Ongoing monthly rent collection
- Monthly payments and statement reports to Owners.
- If necessary, initiation of court proceedings for rent recovery or repossession, and representation in court (court costs may be incurred)
- Newsletters periodically send out with monthly statements.
- Preparation of a complete detailed inventory of property contents and condition.
- Inspection visits to the property.
- Arranging routine maintenance and repairs.
- Problem handling including emergency services for Tenants.
- End of tenancy procedures, including closing inspection and the repayment of deposit (less any amounts held for dilapidation).
- Tax liability calculations and tax accounting service (subject to a fee).
We have an advanced property management and accounting system that provides a service tailor-made to each Owner (a detailed questionnaire is given to all Owners to provide us with their individual requirements).
We have long-standing relationships with proven contractors which enable us to tackle most typical household repairs economically and efficiently, but we can also work with specified contractors, or pass all such work to the property Owner if so instructed.
