Renting in Bristol? ARLA issues guidance

For those people looking to rent, ARLA (Association of Residential Letting Agents has produced guidance notes, to avoid being let down, as competition for rental property in Bristol increases.

ARLA claims that 74 percent of their members are reporting that there is an “undersupply” of rental property available to rent. Taking this into consideration ARLA has produced some hints, tips and advice, to make sure that prospective tenants don’t miss out on renting their dream home.

Firstly, if moving to a new location, prospective tenants to research the area and explore it on foot. Also, early on in the search, it is a good idea to determine average monthly rents to manage expectations and budgets.

Before viewing a property, individuals should make a list of the factors that can and cannot be compromised, then stick to them. For example, finding a landlord who will allow pets is vital if giving away the cat or dog is not an option.

Another idea is to bring a friend along to viewings for a second opinion, "don't go it alone," ARLA says. Also going through a letting agency is also advisable, even though a fee is payable, as most agents are regulated and knowledgeable, which minimizes the risk of making any bad-decisions.

ARLA also recommends that prospective tenants should "be prepared to make a fast decision" to make the landlord happy. This might be offering to take up the tenancy with a few days, whether or not able to physically move in.

Lastly, ensure references and the deposit are ready in advance in order to prevent any delays, as there will be plenty of other people who are organized and ready to pounce on that rental property given a chance.
